The questions buyers and brokers ask most often, gathered here to make our conversations more efficient.

Prices are open to negotiation as appropriate for each property. Please contact the owner directly via Line or by phone for details and an offer suited to your budget.
Every property presented here belongs to a collection intended to be sold as whole plots, so that the value and development potential of the land are fully preserved. The owner therefore does not wish to subdivide and sell in smaller parcels. That said, if a buyer has a project that needs a specific area, we are happy to discuss it case by case.
The broker commission is 3% of the sale price. All brokers are welcome, both individuals and companies. Where sub-brokers or several parties work together, they are asked to agree and divide the commission among themselves. The owner pays the commission once the sale is fully completed — when ownership has been transferred and the purchase price received in full.
The owner accepts several forms of payment: cash · bank transfer · and digital currency (cryptocurrency), whichever suits the buyer. Instalment payment directly to the owner is not offered. Buyers who wish to pay in instalments may apply directly to a financial institution for a loan, and the owner will gladly prepare all the supporting documents needed for the application.
Every property has complete title documents, consisting of Chanote title deeds (Nor Sor 4 Jor) and Certificates of Utilisation (Nor Sor 3 Gor / Nor Sor 3 Khor). Details of each property's documents are in the "Title Documents" section of its page, and the originals can be viewed at a scheduled site visit.

For the black chicken farm and the Thai chicken farm, both currently in operation, the handover includes the land · poultry houses and buildings · production equipment · breeder stock, together with the title documents, farm standards certificates and all related certifications — so that the new owner can carry on the business immediately and in full compliance with standards. The terms of the business takeover can be negotiated case by case, in line with the buyer's investment plan.
